Price reductions don't mean the market

I was talking with a client recently about the market in the South Bay, particularly in Hermosa Beach, and realized that with all of the media reports of the bubble bursting, people are not truly understanding what's going on in the Beach Cities.  Buyers are becoming used to price reductions and thinking that this must mean the market is heading back to prices that haven't been seen in years.  While things might be heading that way in certain parts of the South Bay, that's just not the case for the areas closest to the beach.  Home seller are still often convinced that all of the market has leveled off...except for their home and often price far too high.  The price reductions seen are really more of a case of prices becoming more reasonable....not necessarily lower than they have been.  Simply put, prices aren't going up....but they're really not coming down either.  A home on the market today is generally still worth more than when it was purchased a few years back.   If you're trying to track the market, look at the sold homes compared with the past.

Anyone Ever Heard of Victoria Knolls? Torrance's Best Kept Secret

I recently sold a home in the Victoria Knolls neighborhood of Torranceand was very surprise at just how few people even knew it existed.  Victoria Knolls is actually in the Walteria area of Torrance but has a very different feel due to the fact that it's so isolated and it's actually up on the hill (see Victoria Knolls Map).  The only way in and out is on a street named Crest, off of Crenshaw.  It's actually located east of PCH and up on the hill adjacent to Palos Verdes and Rolling Hills Estates.   It's a fantastic area with a real neighborhood feel.  As it's up on the hill, many of the homes offer great views of the city and mountains and most homes are located on quiet, tree-lined streets.   While the lack of peoples awareness of the area make for a bit more difficult situation when selling a house in the area, it makes for quiet and safe streets, and tranquility that's hard to find in the South Bay.  Great schools, nearby Alta Loma Park, and well kept houses make it an ideal place to call home.

Are you waiting to audition for American Idol? Hermosa parents are nutty about their schools




As a long time resident of Hermosa Beach, and a parent of two, schools are definitely important to me.  But a recent experience made me realize just how important it is to others.  I had a t-ball practice at Hermosa Valley earlier in the day and had forgotten something so I went to try to find it at 10:30 that night.  I was a bit surprised (and just a bit frightened) to see a group of people in beach chairs, sleeping bags, and thermoses of coffee (I think).  I jokingly asked them if they were waiting to audition for American Idol and then realized that they were sleeping there overnight so that their kids would be assured A.M. Kindergarten next year!  If that's not dedication I don't know what is. 



 On a more serious note, you can certainly determine quality of schools by test scores, ratios, comparisons and other mathmatical formulas, but we were completely surprised by the level of involvement by the parents.  There are two parents in our kindergarten class every day which allows the kids to break into 3 groups which makes for a fantastic learning environment.

What a difference a generation makes.....who would possibly want hardwood floors?

One thing in real estate that I always get a kick out of is the ever evolving trends in real estate.  I'm currently selling a home at 21714 Evalyn in the Southwood neighborhood of Torrance and in discussing with the owner how best to prepare the home to be sold, I realized what a difference a generation makes.  In todays real estate world almost everyone is searching for the same thing.....granite kitchen counters, stainless appliances, hardwood floors (the "in" color and wood to be determined weekly).  The owner of Evalyn has been in the home since the early 70's and kept the place in fantastic condition.  It's a bit dated, but in great shape.  In our discussion of how to best attract today's buyers, I had mentioned that we may want to pull up the wall to wall carpeting to reveal the beautiful, and to this day basically untouched, hardwood floors.  Her response was great...."why would anyone want hardwood floors in their house."  Just goes to show that what's in today may be out tomorrow and what's dated today is tomorrow's trend.  We certainly hope that the house sells before buyers are back to searching for wall to wall carpet!
